Hey folks, Art here. A national housing headline can start a conversation. It can’t tell you whether the home you want is available around the corner.
Before deciding the market is too crowded or too quiet, narrow the question to the places and homes you would actually consider.
Make your market smaller
A condo search in Decatur and a search for a detached home in Tucker aren’t the same shopping list. Ask your real estate agent to focus on your location, property type, and budget.
Bring these questions to your agent
- How many available homes actually meet my needs?
- What do recent comparable sales show?
- Are similar homes taking longer to sell, and over what period?
- Are the examples we’re discussing truly comparable in condition and location?
More listings don’t automatically mean falling prices or an easy negotiation. The details still matter.
Keep your own plan in view
Your budget and reason for moving deserve attention alongside market conditions. If you paused your search, review both before restarting.
Let’s talk through your homebuying plans and the questions you want answered before your next showing.
