Start with your budget and documents
Talk through income, savings, obligations, and the housing expenses you can comfortably handle. Ask your lender which records to provide and use the secure method it gives you.
A preapproval can help guide your search, but it isn’t final loan approval. Ask what was reviewed and what conditions remain.
Keep the different reviews straight

These reviews do different jobs. An appraisal doesn’t replace your inspection, and an early conversation doesn’t complete underwriting.
Use a short running list
Track requested documents, who needs them, and any due date. When something is unclear, ask: “What is the next step, and who is responsible for it?” Let your lender know about financial changes before assuming they won’t matter.
Leave room for closing questions
Read the documents you receive and ask about costs or details you don’t understand. Verify money-transfer instructions through a trusted, independently confirmed contact. A late email change deserves a phone call.
